What You'll Be Doing

The Commercial Real Estate (CRE) Construction Disbursement & Loan Closing Specialist is responsible for the timely and accurate execution of construction loan closings and disbursement activity across the commercial real estate portfolio. This role focuses on executing construction loan closings and disbursement activities, requiring independent judgment to assess documentation, interpret loan terms, and determine what is needed to move transactions forward. Working closely with Portfolio Operations, Lending, Credit, and external partners, this position evaluates transactions, reviews documentation, manages requirements, and administers construction draws. The role supports consistent and accurate loan administration while addressing the unique aspects of each transaction.

What We're Looking For
  • Execute construction loan closings based on approved credit terms, applying judgment to determine required documentation, closing conditions, and funding readiness.
  • Process loan files from approval through funding, evaluating completeness and identifying gaps or inconsistencies that must be resolved prior to closing.
  • Review and interpret loan documents, construction budgets, and draw schedules to determine funding eligibility and requirements.
  • Administer construction loan disbursements, including evaluating draw requests, reviewing supporting documentation (inspections, lien waivers, invoices, etc.), and determining whether requests align with loan terms and approved budgets.
  • Assess the sufficiency and accuracy of documentation, determining whether conditions have been met or if additional information is required.
  • Identify, investigate, and resolve discrepancies or exceptions related to documentation, funding requirements, or disbursement activity.
  • Apply judgment in addressing routine issues and determining appropriate next steps; escalate higher-risk or complex matters as needed.
  • Determine and manage outstanding closing conditions, funding requirements, and post-closing items, ensuring timely resolution.
  • Coordinate with borrowers, title companies, attorneys, inspectors, and internal teams to clarify requirements and facilitate loan closings and funding.
  • Support loan booking, funding, and ongoing updates within internal systems, ensuring data accuracy and completeness.
  • Assist with loan amendments, extensions, renewals, and modifications, reviewing changes for consistency with loan terms and requirements.
  • Maintain accurate loan records and documentation in applicable systems. Apply established procedures and controls while exercising judgment to address transaction-specific nuances.
  • Exercise independent judgment in interpreting loan documentation, evaluating draw requests, and determining required actions to support loan closing and disbursement activity.
  • Identify recurring issues or process gaps and share feedback with the Portfolio Operations team.

Education & Experience
  • Minimum Required: Bachelors degree or equivalent experience.
  • Minimum Required: 3+ years of experience in loan operations, CRE loan closing, construction disbursement, or a related role.
Licenses & Credentials
  • Minimum Required: None.
Systems & Technology
  • Proficiency in Microsoft Office (Excel, Word, Outlook).
  • Experience with loan servicing, document management, or financial systems preferred.
  • Ability to work across multiple systems to support transaction execution, documentation review, and data tracking.
