Position Summary

The Multifamily Credit Asset Manager is responsible for the ongoing management, monitoring, and risk mitigation of multifamily credit investments within Morgan Properties’ lending platform, including senior loan positions and preferred equity investments. This role plays a critical part in protecting capital, maximizing investment performance, and proactively managing credit risk across the portfolio.

The Credit Asset Manager partners closely with originations, underwriting, legal, and capital markets teams to monitor asset performance, ensure borrower compliance, and address emerging credit issues. The role also leads the evaluation and execution of loan modifications, restructurings, workouts, and enforcement actions when necessary. The ideal candidate is highly analytical, experienced in real estate credit management, and capable of navigating complex borrower situations while protecting the firm’s investment objectives.

Essential Duties

Portfolio Management and Surveillance

  • Monitor the performance of multifamily loans and preferred equity investments across the portfolio.
  • Review property operating performance, rent rolls, borrower financial statements, and reporting packages to assess asset health and compliance with loan terms.
  • Track key performance indicators including DSCR, occupancy, cash flow trends, capital expenditures, and leasing performance.
  • Maintain ongoing communication with borrowers, sponsors, and property managers to stay informed on asset performance and operational challenges.
  • Prepare periodic portfolio reviews and asset performance summaries for senior management.

Credit Risk Monitoring

  • Identify early warning signs of potential credit deterioration and proactively recommend risk mitigation strategies.
  • Monitor compliance with loan covenants, reporting requirements, reserve balances, and guarantor obligations.
  • Conduct periodic asset re-underwriting and updated risk assessments as market conditions and asset performance evolve.
  • Collaborate with underwriting and originations teams on refinancing risk, exit strategies, and capital structure considerations.

Loan Workouts and Restructurings

  • Lead the analysis and execution of loan workouts, restructurings, and credit resolutions.
  • Evaluate borrower requests for loan modifications, extensions, and restructurings, including updated underwriting and recovery analysis.
  • Develop and recommend strategies for distressed or underperforming investments, including note sales, recapitalizations, or enforcement actions.
  • Coordinate closely with special servicers, internal legal teams, and external counsel on loan enforcement actions, including foreclosures, receiverships, and deed-in-lieu negotiations.
  • Manage recovery strategies with the objective of maximizing investment value and minimizing losses.

Other Special Projects

  • Assists the multifamily equity investment team in special situations including loan extensions and/or, modifications.
  • Supports the multifamily equity investment with other special projects as needed.

Cross-Functional Collaboration

  • Partner with originations, underwriting, asset management, legal, and finance teams to support portfolio oversight and issue resolution.
  • Provide feedback to the originations and underwriting teams on credit trends, portfolio performance, and structuring considerations.
  • Support internal investment committee discussions with updated portfolio analytics and risk assessments.

Reporting & Portfolio Support

  • Prepare asset management reports, portfolio summaries, and risk analyses for senior management and investment committees.
  • Maintain accurate asset management files and investment documentation.
  • Track key portfolio metrics and maintain internal portfolio monitoring tools.

Compliance & Governance

  • Ensure all portfolio management activities comply with internal credit policies, investor requirements, and regulatory guidelines.
  • Maintain detailed documentation of borrower communications, portfolio decisions, and workout strategies.
  • Support internal audits and portfolio reviews as required.

Qualifications

Education & Experience:

  • Bachelor’s degree in Finance, Real Estate, Business Administration, or related field.
  • Minimum 4–7 years of experience in real estate credit, loan asset management, or portfolio management with a focus on multifamily investments.
  • Experience managing senior loan positions and preferred equity investments within a real estate credit platform.
  • Demonstrated experience with loan workouts, restructurings, modifications, and foreclosure processes.
  • Strong understanding of multifamily property operations, loan structures, and credit risk management.
  • Advanced financial modeling and analytical capabilities.

Certificates, Licenses, Registrations:

  • A valid driver’s license.

Tools & Systems:

  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
  • Experience with CRM systems and financial modeling tools.

Salary range: $120,000-$150,000

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range .
